**About the Role:**
As a Leasing Consultant, you will be the friendly face of our community, engaging with both potential and current residents. Your primary responsibilities will include showcasing our beautiful property, providing accurate information about available apartment homes, processing rental applications, securing lease agreements, and assisting with lease renewals. You will play a vital role in ensuring compliance with Fair Housing Laws and company policies while striving to meet the expectations of our clients.
**Compensation:** $19 - $20 per hour
**Key Responsibilities:**
1. **Client Relations:**
- Uphold the values and objectives of the property owner in daily operations to ensure client satisfaction.
2. **Communication:**
- Foster positive and professional communication with applicants, residents, vendors, clients, and guests.
3. **Leasing and Occupancy:**
- Maintain occupancy levels in line with owner and budget expectations.
- Utilize professional leasing techniques to attract and retain residents.
- Assist with monthly market surveys and analysis.
- Contribute to advertising and marketing strategies for the community.
- Ensure all online marketing platforms are updated regularly.
- Prioritize resident needs and follow up to enhance satisfaction.
- Support resident retention initiatives and ensure a welcoming move-in experience.
4. **Reporting and Document Management:**
- Maintain organized and confidential resident files in accordance with standard operating procedures.
- Assist with periodic reporting as needed.
5. **Risk Management:**
- Ensure compliance with risk management protocols and report any incidents promptly.
- Remain calm and professional in emergency situations.
6. **Facility Maintenance:**
- Assist residents in reporting maintenance needs and ensure timely follow-up on requests.
- Monitor the physical condition of the property and communicate concerns to management.
7. **Other Responsibilities:**
- Enforce community rules and regulations fairly and consistently.
- Adhere to all Fair Housing Laws and company policies.
- Maintain a professional appearance in accordance with the dress code.
- Complete all required training and participate in special projects as directed.
**Qualifications:**
- Familiarity with affordable housing programs (e.g., LIHTC, HUD, USDA-Rural Development) is preferred.
- At least 1 year of experience in a similar role, ideally in residential property management. Experience in hospitality, retail, sales, or customer service is also valuable.
- High school diploma or equivalent required; a college degree in a related field is a plus.
- Valid driver's license with a good driving record and current vehicle insurance.
- Proficiency in English (speaking, reading, and writing).
- Strong computer skills, including MS Office, Google Apps, and property management software.
